Shared geography, separate communities

Jubilee and Edgewater should not be blurred together.

Jubilee is a specific age-qualified planned community with its own governance and amenities. Edgewater is a neighboring planned community with its own recorded structure. Both sit within the larger northeast Lacey and Hawks Prairie geography, but a buyer should never carry rules or access rights from one name to the other.

This is also where the Hawks Prairie Community Association name can create confusion. Treat every association, club, trail and amenity claim as property-specific until the governing documents confirm it.

Life at the quieter edge

The setting feels removed before the errands do.

Landscaped streets and community paths create a calmer internal rhythm than the commercial center around the interchange. The drive to major shopping is still short; the final miles home feel more residential and, in some pockets, closer to the water and forest edge.

That distance also concentrates travel onto a few routes. Try Willamette and Marvin at the times you expect to use them, and understand which facilities are included in the dues rather than simply nearby.

These local profiles surface a useful contrast in construction history, development or property responsibilities. Open the source notes before applying a community-level fact to a specific address.

History & construction

Campus Estates

The county research keeps 3 recorded-name groups separate. “CAMPUS ESTATES DIV 3” has 43 county records with a year built from 2020–2023, median 2021; sampled residential lots have a 0.19-acre median (43 observations); “CAMPUS ESTATES DIVISION 2” has 37 county records with a year built from 2016–2021, median 2017; sampled residential lots have a 0.21-acre median (37 observations). These assessor samples help compare building eras, but do not establish the first or last home in a subdivision or the permit history of an individual address. 1 additional groups appear in the table below.

A complete construction range is not yet established; verify the house in Assessor and original permit records.

Other builders may also have contributed; not all home and phase records have been reconciled. The documented attribution applies only to the community, offering or phase identified above.

What to investigate at a showing

The buyer’s side of the story

The governing documents define the purchase.

Eligibility, amenities, fees and resale rules are not side notes in these communities.

Confirm age qualification directly

Review current community documents and applicable rules for occupancy, ownership and resale. Do not rely on a listing shorthand.

Price the amenities honestly

Compare dues, reserve funding, transfer or resale charges, club access and what the association actually maintains.

One-level living still needs inspection

Newer construction can have grading, crawlspace, roof, envelope and warranty-history issues.

Name every association

Identify master and sub-associations, if any, plus utility and road responsibilities for the exact parcel.

The honest exchange

Low-maintenance appeal is created by rules and shared spending.

  • Amenities can be valuable even when you do not use all of them—and the dues remain.
  • Community standards reduce some uncertainty and some owner flexibility.
  • The quieter edge adds distance to the interchange and services.

Compare the life, not just the house

These communities make sense only after the governance and amenity package feels as suitable as the floor plan. I would put the documents beside the monthly budget before getting attached to a particular lot.
