A different kind of resource
Keep current market reporting in context.
Market Updates are dated reports. The guides above explain the decisions behind the numbers.
Plain-English reference
Words you will hear along the way.
Financing and preapproval
A preapproval estimates what a lender may finance based on verified information. It is a starting point—not a direction to spend the maximum.
Down payment and closing costs
Your down payment is only one use of cash. Inspection, appraisal, prepaid expenses, reserves and closing costs should be planned together.
Earnest money
Earnest money is a deposit made after mutual acceptance and handled according to the contract. Whether it is refundable depends on the agreement and what happens next.
Writing an offer
A strong offer balances competitiveness with protection. Price, timing, contingencies, financing and seller priorities all matter.
Home inspections
An inspection is an education about the property, not a pass/fail grade. The goal is to identify defects, safety issues, maintenance and uncertainty.
Appraisal
The lender’s appraisal supports the collateral decision. It is different from an inspection and may create choices if the value comes in below the contract price.
Title and escrow
Title work examines ownership and recorded interests. Escrow coordinates funds, documents and closing according to the agreement and instructions.
Final walkthrough and possession
The final walkthrough checks the home’s expected condition before closing. Possession timing comes from the contract—it is not always the instant documents are signed.
These summaries are general education. Your contract, property, financing and deadlines control the decisions in your transaction.
