The builder’s paperwork is not a standard resale offer.
Review deposits, financing incentives, completion estimates, change orders, cancellation terms, walkthrough procedures and warranty documents before committing. Builder representatives work for the seller.
Compare the incentive with the complete loan and purchase terms rather than assuming the largest advertised credit is the best financing.
Choose the lot as carefully as the floor plan.
Study drainage, slope, retaining conditions, sunlight, nearby roads, future phases, easements, utility equipment and adjacent land. A model home cannot show the daily experience of every lot.
Use current city project and planning information to understand what is proposed nearby, while recognizing that plans can change.
Inspection still has a role.
Discuss phase inspections, a pre-closing inspection and a later warranty inspection with an independent inspector. New does not mean every component is complete, adjusted or free from defects.
Document walkthrough items carefully and understand which items must be completed before closing versus handled through the warranty process.
